Buying off-plan property in Dubai

Off-plan means buying directly from a developer before or during construction. The attraction is the payment plan: an initial deposit followed by instalments tied to construction milestones, with a share of the price often due on handover or spread over the years after it. Launch pricing can also sit below comparable ready stock.

Buyer protection in Dubai centres on the escrow account system: instalments are paid into a project escrow account regulated by the Dubai Land Department, and the project and developer must be registered. The Oqood system records the interim off-plan sale until the title deed is issued at handover.

The risks are delay, specification changes and market movement between purchase and handover. Reviewing the developer's delivery record, the escrow registration and the exact handover clause in the sale and purchase agreement matters more than the headline discount.
