Understanding rental yield in Dubai

Rental yield is the annual rent a property generates expressed as a percentage of its purchase price. Gross yield ignores costs; net yield subtracts service charges, management fees, maintenance, vacancy and any financing cost. In Dubai, service charges are usually quoted per square foot per year and vary widely between towers and communities, which is why two apartments with the same rent can deliver very different net returns.

Yields are generally higher in affordable and mid-market communities such as JVC, Arjan and parts of Business Bay, and lower in prestige locations such as Downtown and Palm Jumeirah, where capital appreciation carries more of the return. Short-term holiday rentals can raise gross income but add operating costs, licensing and occupancy risk.

The RERA rental index published by the Dubai Land Department is the reference point for permitted rent increases on existing contracts, so it is worth checking before assuming a unit can be repriced to market.
