  • Request the developer NOC requirements early — it is the usual cause of delay
  • Clear outstanding service charges; the NOC will not be issued otherwise
  • Settle or get a liability letter for any mortgage before marketing
  • Photograph the unit empty and clean, in daylight, with the actual view
  • Decide upfront whether you will accept a mortgaged buyer — it adds 4–6 weeks

Red flags

  • An agent who values your unit above every comparable to win the listing
  • Exclusive agreements longer than 3 months with no marketing commitments in writing
  • Buyers who will not provide proof of funds or a pre-approval letter
  • Requests to sign a transfer before the manager's cheque is verified
