Pre-listing checklist

  • Price against the same plot type and layout, adjusted for plot size and backing
  • Fix visible maintenance items — pool, landscaping, AC servicing, paint — before photography
  • Compile the community NOC and any approved-extension paperwork
  • Disclose extensions honestly; unapproved works are found at valuation stage
  • Get a bank valuation view early if your buyer will likely need a mortgage

Red flags

  • Buyers who will not confirm funding source before a viewing sequence
  • Agents marketing your address publicly without permission
  • Verbal offers with no signed Form F or deposit cheque
  • Pressure to accept a long free-hold-over period after transfer
