Emaar Properties: buyer guide, payment plans and where they build

Emaar built Downtown Dubai, Dubai Marina, Dubai Hills Estate, Arabian Ranches and Emaar Beachfront. It is the benchmark most buyers compare every other UAE developer against.

Established
1997, Dubai — partly government-owned, listed on DFM
Segments
Mid-to-prime apartments, villas, townhouses and branded residences
Typical payment plan
Typically 10–20% down, staged construction milestones, 10–20% on handover

Where Emaar is strong

  • Longest delivery record in the market and the deepest resale liquidity
  • Communities are completed with schools, retail and parks rather than left half-built
  • Handover quality and snagging outcomes are consistently above the market average

What to check before signing

  • You pay a brand premium, so entry yields are lower than mid-market alternatives
  • Popular launches are allocation-driven; broker access matters more than budget
  • Service charges in prime Emaar towers sit at the top of the market

Emaar buyer questions

Is Emaar a safe developer to buy off-plan from?

Emaar has the longest completed-project record in Dubai and all off-plan payments go into DLD-regulated escrow. Delivery risk is low by UAE standards, but you should still verify the escrow account number on your sale contract.

Do Emaar properties qualify for the Golden Visa?

Qualification depends on registered property value, not the developer. Any registered UAE property at or above the AED 2 million threshold can support a Golden Visa application.
